Common questions
Can I choose not to rent to someone with a pet?
No. The RTA voids any "no pets" clause. The only exception is if your property is a condominium and the condo declaration restricts pets. If a tenant's pet causes damage or safety concerns, you can address the specific issue through the LTB, but you cannot blanket-ban pets. There may be other special situations like allergies, nuisances, ask your dedicated Rent Society agent.
Can a landlord refuse to rent to me because I have a pet?
No. Under the Ontario Residential Tenancies Act, a landlord cannot refuse to rent to you because you have a pet, and any "no pets" clause in a lease is void. However, if you live in a condominium, the condo corporation's rules may restrict pets — those rules do override the RTA. There may be other special situations like allergies, nuisances, ask your dedicated Rent Society agent.

What do I need to apply for a rental in Ontario?
A standard application typically includes OREA form 410 - Rental Application, government-issued ID, proof of income (pay stubs, employment letter, or tax returns), a valid credit report (Equifax, TransUnion, SingleKey), and references from previous landlords. What can I legally screen tenants for?
Credit report, income/employment, OREA Form 410 - rental application, rental references, and government-issued ID. You cannot screen based on any ground protected by the Human Rights Code — including family status, disability, receipt of public assistance, or sexual orientation.
Can a landlord reject my application because of my credit score?
Yes. Landlords are allowed to use credit checks as part of screening and can decline based on financial history. What they cannot do is discriminate based on race, gender, family status, disability, age, sexual orientation, or any other ground protected under the Ontario Human Rights Code.
